What is the basic remortgage lead criteria?

 

  • £100,000 minimum loan value
  • 95% maximum LTV for all standard mortgages
  • 85% maximum LTV for Buy to Let
  • 85% maximum LTV for Self Cert
  • 75% maximum LTV for Adverse Credit
  • 75% maximum LTV for Self Cert with Adverse Credit

 

Each lead is manually reviewed by us before it is delivered to you to make sure it fits the basic criteria set out above. This means that any bogus leads (Mr Mickey Mouse, telephone 01234 567890 etc) are filtered out before you receive the lead saving you time and money.

 

We also weed out those leads that have no chance of converting into sales. All leads are checked against the information given by the client via the application form to make sure that the clients income fits the required mortgage amount. We also make sure that the LTV does not exceed 85% for self cert or buy to let and 75% for adverse credit to ensure that you have the greatest chance of converting them into written business.

 

All leads are supplied on a 'nationwide' basis which means we do not allocate leads by postcode area. All of the leads are from customers living on mainland UK which excludes Northern Ireland and all outlying islands (except the Isle of Wight). If you are a broker based in Northern Ireland and would like to buy leads exclusively within the BT postcode area as & when they come in, please email us to discuss your requirements.

 

 

Why are leads supplied on a 'nationwide' basis?

 

Remortgage leads are not allocated by postcode area because customers who use the internet to find a mortgage broker prefer to deal by phone, post and email. If they had the time to visit a local broker in their office they would do just that. Many brokers fail to convert internet generated leads because they expect to sit down face-to-face with the client and often don't understand their reasons for going online in the first place.

 

Providing you understand the nature of internet generated remortgage leads and your advisers can communicate effectively on the phone and by email, you will generate a substantial return on your investment.

 

Your team should easily convert one in four leads to a sale because each customer will fit on income multipliers, have the appropriate equity for credit status/self cert requirements or buy to let deals, expect to complete within a few weeks and they will be expecting your call.

 

As you’d expect, most successful leads offer the opportunity to sell additional products and services as well as obtain referrals from satisfied clients, providing further value to the leads you receive.

 

 

Can you supply only adverse credit remortgage leads?

 

Put simply, no. We do not split the lead types we distribute so all orders for remortgage leads will contain some customers that have adverse credit. We make sure that any adverse credit remortgage leads we send out have a maximum LTV of 75%.

 

 

How much are your remortgage leads?

 

We operate a simple pricing structure for our remortgage leads based on the quantity of leads you require. There are no hidden costs like joining fees or monthly subscriptions. Never again waste your time, effort and budget on useless 'cheap' leads

 

We have seen leads from a number of sources including marketing companies plus online mortgage lead sales, auction and trading sites and found the quality to be very disappointing. Usually the companies that sell the leads don't own and operate the websites that generate them and some don't have an understanding of the mortgage market from an advisers point of view. They may be able to distribute thousands of leads every day but we're sure that you'd rather have quality than quantity.

 

When it comes to arranging remortgages, we know what is possible and what is not so we avoid selling leads that have no chance of converting.

 

It's also important to remember that our customers complete an online enquiry form because they want a call from a qualified adviser to give them sound advice and make a recommendation as to the most suitable mortgage product for their needs.

 

 

Invalid lead policy

 

Any leads to be considered for replacement should be sent back to us within 7 days. Free mortgage leads are ineligible for replacement although the same basic criteria as detailed above applies to these leads as well. We will accept returns for the following reasons:

 

  • Duplicate Lead - If we have sent the same lead to you within a 90 day period.

 

  • Overseas Mortgage - If the lead is for a mortgage on a property outside the UK.

 

  • Non Contactable - If we can confirm that the contact information is incorrect.

 

  • Bogus Lead - If it is found to be a fraudulent application.

 

 

Payment for leads

 

Payment will usually be made monthly in arrears by direct bank transfer upon receipt of our emailed invoice. We'll send you an update every week so you can keep track of your order.

 

However for new accounts we will ask for a nominal up front payment, usually 35% of your order value. Once we've been doing business together for a couple of months, you'll be able to pay the full invoice on receipt with no up front payment.

 

So if, for example, you place an order for 100 remortgage leads (plus 10 free mortgage leads) for delivery during the month of August, we will send you an update every Monday so you can keep track of your purchased & returned leads and a final invoice on the second Monday of September which is then payable 7 days later.
